I will help you get your home ready for the selling market. You will be given information to help with pricing. We will look at properties that are currently for sale and also those that have sold. In a market that is rapidly changing, as we have seen over the past 3 years, 3-6 months of sales are relevant. The comparable properties should relate as much as possible, within a series of criteria; size, location, age of property, amenities. I use a range of 500 s/f to either side of our property’s size. I use 5 years, to either side, as well. I may use school districts, subdivisions, zip codes, depending upon the situation. By the time I am ready to make a recommendation, I have looked at as many options as possible, based on my experience and knowledge of the current market. If necessary, I will broaden my criteria to find the best comparisons. If you have a particularly unique property, we will cast a wider ring to find the best comparisons.When one decides to sell a property, if it is your home, you are about to be invaded! Heard about Staging? Who likes to have someone come into their home and start directing them to remove, replace, repaint, change what they have? It is extra work and can feel a bit invasive.

    You don’t live on a stage set, yet that is the most effective way to present your home.

Take away the personal, the distracting, or anything that may offend a person (say animal trophies-big distraction to the anti-hunter!). Eliminate the smell of smoke, pet odors. All of these things take the prospective buyers’ minds from our goal-to get them to envision themselves living in this house, with THEIR THINGS. You are moving anyway. Removing things is a headstart on packing. Pretend you are visiting for the next 30 days- our goal for getting a contract.  Take a deep breath and know that you are the winner at the end of the day.

More about pricing: Let’s price it right! The buying market is a savvy bunch. They know what is going on. Their agent has a fiduciary duty to apprise them of the market prices, and will counsel their buyers against paying more than they should. Sure, everyone expects some negotiation. But the smart agent will not allow her clients to fall into the dreamland of over pricing their home. Never have I seen a seller benefit by setting the price of their home above the market, hoping that someone will come along, fall in love and pay that price. Never! Instead, the buyers either never see the house or it is dismissed. Meanwhile, they go on to buy comparable houses that are priced in line with the market. We are ready for showtime! We have it staged. It is looking great. The more quickly you sell your home the more money you make. Now is the time to be bold. Price it to attract serious buyers.
